ASST DIR CAMPUS HOUSING (Asst Dir Housing Facilities & Operations)

Summary: 

The Assistant Director of Facilities & Operations position reports to the Director within the Rutgers University–Camden Finance & Administration Division. The position exists to ensure safe, secure, well-maintained residence hall buildings on campus, to ensure that the buildings are ready to house students and be an inviting venue for the residential experience, events and programs. The Assistant Director’s primary responsibilities are focused on ensuring that the residence hall buildings are properly maintained, to oversee daily facilities and administrative operations and to work in close collaboration with the Rutgers University–Camden Division of Student Affairs, specifically the Director of Residence Life and Housing Experience, to implement strategic plans relative to the housing experience and special projects related to the facilities.
The Assistant Director will work closely with the Rutgers University Institutional Planning and Operations Facilities teams at Rutgers University–Camden to audit, diagnose, and coordinate custodial and maintenance work for the residential facilities. Additionally, the Assistant Director will oversee and coordinate larger scale projects within the residential facilities, working to implement these projects relative to the goals and strategic plans of both Finance & Administration and Student Affairs at Rutgers University–Camden, working in close collaboration with the Director of Projects within Finance & Administration.
The Assistant Director will also work closely with the Director of Residence Life and Housing Experience to oversee occupancy of the Residence Halls and will be the responsible party to ensure effective and efficient billing of related-fees, both for students throughout the traditional academic year as well as managing summer and other out-of-cycle residential programs.
The Assistant Director will regularly interface with staff in Student Affairs, Finance & Administration, Rutgers IP&O, and other relevant campus stakeholders in the performance of day-to-day responsibilities.

Required Knowledge, Skills & Abilities: 

Requires a bachelor’s degree in a related field or equivalent combination of education and experience, plus a minimum of five years of progressively responsible supervisory/management experience in facilities administration, resource/office management, construction management, and/or project management. Must have a valid driver’s license. Will be required to successfully complete the Rutgers Defensive Driving Course. Demonstrated ability to evaluate, plan, and integrate new ideas into existing processes/systems. Familiar with developing procedures, guidelines, and policy into clear, concise, and user-friendly formats. Excellent writing and report generation aptitude. Demonstrated ability to estimate, read project blueprint and specifications, and to analyze and interpret data from engineering and facilities assessment reports. Experience supervising trades, operations/facilities personnel, students and/or staff support employees is essential. Ability to troubleshoot and evaluate / diagnose building system/s and performance. Computer proficiency in Word, Excel and familiarity with other software applications (Access, MS Project, Primavera, etc.) relating to project and/or resource management. Proficient oral, written, interpersonal and organizational skills. Knowledge of building codes, construction, HVAC systems and underground utilities.


Preferred Qualifications: 

Experience working in higher education, university housing facilities, operations, or building maintenance. A State of New Jersey Department of Community Affairs Code Enforcement License is preferred but not required. Working knowledge of current NJUCC,OSHA,ADA, and Right-to-Know regulations highly desirable.

Physical Demands & Work Environment: 

Will be required at times to stand or walk for significant periods of time, may require ability to utilize stairs, and occasionally work in inclement weather. Must be able to lift 30 pounds. Must have and maintain access to a working cell phone and respond to off-hours emergencies.
