Maintenance Technician
Overview: The Maintenance Technician is responsible for the maintenance duties involving mostly exterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition to other exterior responsibilities to guarantee that the communities we manage are properly and safely maintained.
*We have openings in Atlantic City and Mt. Laurel.
Responsibilities:
Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
Operate and perform routine maintenance and repairs on systems & equipment as needed.
Other duties as assigned.
Requirements:
High School Diploma or GED Required
3 to 5 years of directly related or closely related experience
Must be able to communicate effectively with internal and external customers and clients
Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
Knowledge of electrical and plumbing codes and maintenance requirements.
Knowledge of OSHA worksite and personal safety requirements.
Knowledge of State or local governmental safety requirements.
Professional communication skills (phone, interpersonal, written, verbal, etc.).
Professional customer service skills.
Interpretation and completion of verbal and/or written instructions at a proficient level.
Knowledge of company policies, procedures and forms.
Time management and time critical prioritization skills.
Self-motivated, proactive, detail oriented and a team player.
May be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)
Physical Demands include: working on ladders- 24-28ft, lift and carry up to 20 pounds, frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools.
Must be able to operate a vehicle from one location to another.
Travel Requirements - Travel may be required (no overnights)
Overtime may-be required (on-call rotations)
*Typical outside work environment year-round, and exposure to elements like rain, heat or cold.
